Selling your property
We can act on your behalf in relation to any sale of a residential property in England and Wales. Here is a brief outline of a typical sale, stage by stage.
The two key stages of a sale
- Exchange of contracts — this commits the seller to sell and the buyer to buy the property at the agreed price.
- Legal completion — this is when the balance purchase monies are received and the seller moves out of the property.
Step by step
What we do on your sale
Before exchange of contracts

Obtain the title
We obtain the title deeds to the property (if the title is unregistered) or Official Copy entries from the Land Registry (if the title is registered).

Issue the draft contract
We issue a draft contract with supporting title documentation to the buyer's solicitors or conveyancers.

Property information forms
We take your instructions on the enquiries in the Seller's Property Information Form, covering various aspects of the property including which fixtures and fittings are included in the price.

Deal with buyer enquiries
We deal with any further enquiries raised by the buyer's solicitors or conveyancers on the documents supplied, taking your instructions where needed.

Agree a completion date
We agree a completion date with the buyer's solicitors or conveyancers which suits all parties.

Sign the contract
We obtain your signature to the contract and transfer in readiness for exchange of contracts.
Exchange of contracts

Contracts are exchanged
We exchange one copy of the contract signed by you with the copy signed by the buyer — usually agreed over the telephone. A date is fixed for legal completion, and we agree to receive a deposit from the buyer's solicitors or conveyancers, usually representing 10% of the sale price.
Between exchange and completion

Mortgage redemption figure
We obtain a repayment figure from any mortgage lender.

Notify the estate agents
We notify the selling agents (if any) that exchange has taken place and ask them to issue their commission account ready for completion.
Completion day

Receive the money
We receive the balance purchase monies from the buyer's solicitors or conveyancers.

Repay your mortgage
We repay all mortgages registered on the property and obtain the relevant discharge documents from the lenders concerned.

Settle and pay the balance
We pay the selling agent's fees and forward any balance to you.
Most sale transactions take between 8–12 weeks from start to finish, depending on the length of the chain and how quickly the buyer and their lawyers deal with matters.

Common questions when selling
No. We send all documents out for signing by post. However, if you prefer to attend our office for signing those documents then you are welcome to do that by prior appointment.
Yes. The amount charged will depend upon how much work has been carried out on the transaction up to the time it falls through. In addition, any fees already paid out for initial searches will be lost.
No. The firms that offer this generally charge higher fees in the first instance to cover their costs for offering this.
Yes, provided at the outset we do not consider that a conflict of interest arises or is likely to arise, and provided both parties consent. We do however prefer not to act for both parties unless both parties are long-established existing clients, because if during the transaction a conflict of interest was to arise we would have to cease to act for both parties, which could then cause inconvenience. Each party would be represented by a different qualified Conveyancer within the firm.
