Remortgaging your property
If you are considering changing your mortgage to another lender, we can carry out the conveyancing transaction for you. Here is a brief outline of what we do.
Step by step
What we do on your remortgage

Obtain the title
If the title is currently unregistered we obtain the title deeds to the property; if the title is registered at the Land Registry we obtain Official Copy entries.

Check the title
We check the title to the property to ensure it is in order.

Carry out searches
We carry out a Local Authority Search, Drainage Search and, if applicable, a Mining Search — checking planning, road and sewer liability, road proposals and any outstanding Local Authority notices.

Check the new mortgage offer
We check that your new mortgage offer is in order.

Report and sign
We report to you in writing on all relevant matters, obtain your signature to the Mortgage Deed and agree a convenient date for completion of the new mortgage.

Redemption figure
We obtain a repayment figure from your existing mortgage lender.

Final searches
We carry out all final searches in respect of the property.

Complete the new mortgage
We submit a certificate of title to the new lender and request release of the mortgage advance. Once received, we repay your existing mortgage.

Register at the Land Registry
We register the new mortgage at the Land Registry and, once registered, forward the relevant documents to your mortgage lender or to you for safekeeping.
Most remortgage transactions can be completed within about 4 weeks of instruction, depending on how quickly the mortgage lender issues a mortgage offer.
