Conveyancing has a lot of moving parts, but your side of it is straightforward. Here is the journey from first estimate to final registration.

Instruct us
Happy to proceed? Instruct us by completing the instruction form on this site or by telephoning the office — a member of staff will gladly take the details. You can also call in during opening hours if you prefer to instruct us in person. No appointment needed.

Complete identity checks
We use First AML to carry out electronic identification checks on our behalf, which helps ensure we are not provided with fraudulent identification documents. If you are buying, we also check your proof of funds through the same app.

Pay the initial amount on account
We request an initial payment of £100 for a sale or transfer of equity, or £500 for a purchase, remortgage or combined sale and purchase, to cover the initial search fees.

The legal work begins
We handle the contracts, title checks, searches and enquiries for your transaction — and keep you informed at every stage. Documents are sent to you by post for signing; you are welcome to sign at our office by prior appointment instead.

Exchange of contracts
On a sale or purchase, exchange is the moment both sides are legally committed and the completion date is fixed.

Completion
The money moves, keys change hands, and any existing mortgage is repaid. The balance of our charges and disbursements is payable by the completion date.

Registration and wrap-up
We deal with Stamp Duty Land Tax where applicable and register everything at the Land Registry, then send the final documents to you or your lender for safekeeping.
Typical timescales: 8–12 weeks for a sale or purchase; around 4 weeks for a remortgage or transfer of equity.
Identity & money checks
Why we ask for ID and proof of funds
We have to comply with money laundering regulations. As part of our service we are required to verify your identity and — if you are buying — to check not only that you have the funds for your deposit, but how those funds have accrued.
We use First AML to carry out electronic identification checks on our behalf. We prefer you to provide evidence of your funds via the First AML app when you do the identification checks, though sometimes we may ask for additional documents outside the app.
Already shown proof of funds to the estate agent? Our checks are much more detailed than the checks carried out by estate agents, so we do need to run our own.

You can either instruct us by completing the instruction form on this site or by telephoning our office, where a member of staff will gladly take the relevant details over the telephone. The relevant paperwork for your completion can then either be emailed or posted to you.
